Google Backstops Anthropic's $19B TeraWulf Lease
Google signed a credit support agreement on November 4, backstopping Anthropic's roughly $19 billion, 20-year lease at TeraWulf's 401-megawatt campus in Kentucky, helping the project secure cheaper financing.

- 02THE BACKSTOP — Google signs three credit support agreements on November 4.
- 03THE BUILD — Fluor contracted to build three data-center halls.
WHAT HAPPENEDWhat Happened
TeraWulf disclosed on November 4 that Google signed three credit support agreements, backstopping Anthropic's lease at the Justified Data Campus. The lease totals about $19 billion over 20 years at the Hawesville, Kentucky campus, with about 401 megawatts of critical IT load.
The underlying lease was signed in July 2026, with Anthropic as tenant and Raylan Data as landlord. Data halls deliver in phases from the end of 2027, completing in the second quarter of 2028, with rent starting as each hall is delivered.
The same day, TeraWulf also signed Fluor as general contractor to build the campus's three data-center halls under a guaranteed maximum price. Google's credit support is meant to win the project better financing terms.
A BACKSTOP, NOT A LOANA Backstop, Not a Loan
Google is not lending; it is lending its credit to the lease. Alphabet's senior unsecured debt is rated AA+ by S&P and Aa2 by Moody's, banks accept that rating, and project financing costs come down with it.
The credit support takes effect only when the last data hall is delivered. If Anthropic holds an investment-grade rating for three consecutive months, the backstop ends automatically.
IF ANTHROPIC DEFAULTSIf Anthropic Defaults, Google's Two Options
If Anthropic cannot pay rent or goes bankrupt, Google can pay all outstanding rent and take over the lease as tenant, or pay a termination fee under defined circumstances.
The cost and the return of paying the fee are written together. Google gains the right to acquire equity in the project subsidiary Raylan Data; equity in parent TeraWulf is not included.
FINANCING AS A FRONTFinancing as the New Front
401 megawatts, $19 billion, 20 years: the numbers alone are beyond the scale of an ordinary lease. Without a credit backstop, project financing of this size would be hard to close.
Google, AMD, and Oracle each showed a different financing play in the same week. The next stop in the compute race is the balance sheet.
THE SHIFTWhat Changed
SIGNAL JUDGMENT — ANALYSISThe Next Stop in the Compute Race Is the Balance Sheet
Tokenta Signal's judgment: this time Google sold neither chips nor compute; it sold its own credit. A $19 billion lease closes because of three letters: AA+.
